How we build your extension

Every home extension starts with a proper look at your house and a clear conversation about what you actually want. We measure up, talk through your ideas and give you a written quote you can rely on. If you need drawings, we can point you towards an architect or work alongside one you already have.

Before any building starts there is the paperwork side to sort. Some extensions fall under permitted development and do not need a full planning application, while larger or front-facing work usually does need planning permission. We will tell you which side of that line your project sits on. Either way, the work has to meet building control standards, so a building inspector signs off the key stages as we go, from the foundations to the finished structure.

If your extension sits near or on the boundary with a neighbour, the party wall side may come into it too. We are used to this and will flag it early so there are no surprises. Throughout the build we keep the site tidy, keep you updated and make sure the new part of your home is properly tied into the old, with matching brick and a roof that looks like it was always meant to be there.

Types of home extension we build

A single storey extension is the most popular choice, usually on the rear of the house to open up the kitchen and dining area, or a side return that fills in the dead space down the side of the property. A double storey extension gives you a room downstairs and a bedroom or bathroom above, which is far better value per square metre because you only dig and roof once. A wrap-around extension does both the rear and the side together and can completely transform a tired ground floor.

Kitchen extensions are a big part of what we do. Knocking the back of the house open and fitting bifold or sliding doors floods the room with light and gives you that bright, sociable kitchen-diner most people are after. If your plans also touch the upstairs or you want internal walls moved, that is straightforward structural work for us, and you can read more about our structural alterations if load-bearing walls are coming out. A loft is worth a thought too, since a loft conversion often adds a bedroom for less than building outwards.

Do I need planning permission for an extension?
It depends on the size and where it goes. Many rear and side extensions fall under permitted development and do not need a full application, but larger ones, front extensions and properties in conservation areas usually do. We will check your plans and tell you exactly where you stand before any work begins.
How long does a home extension take to build?
A straightforward single storey extension is often around eight to twelve weeks of building work. A double storey or wrap-around takes longer. Once we have seen your plans we will give you a realistic timescale rather than a number plucked out of thin air.
Can we stay in the house while you build?
In most cases, yes. We seal off the work area, keep the dust down and plan things so your kitchen and bathroom stay usable for as long as possible. There may be a few noisy or disruptive days, and we will warn you in advance when those are coming.
Will the new brickwork match my existing house?
We take real care over this. We source bricks and tiles as close to your originals as we can and pay attention to the mortar and the detailing. On older houses an exact match is not always possible, but we will get it as close as it can be so it looks like part of the original home.
Do you handle the foundations and groundwork?
Yes. We dig and pour the foundations to the depth the building inspector requires, deal with any drains in the way and get the groundwork signed off before we build up from it. It is all part of the same job, handled by us.
How much does an extension cost?
