How a renovation works with us

We start by walking the house with you and listening to what you want from it. From there we put together a clear scope and a realistic budget, room by room, so you can see where the money is going and decide what matters most to you. Some people want everything done at once; others phase it over time, and we are happy to work either way.

Once we are underway, we project-manage every trade so the work happens in the right order. First fix electrics and plumbing go in before walls are closed up, plastering follows, then the second fix, kitchens, bathrooms and decorating. Sequencing matters, and getting it right is what stops a renovation dragging on or trades tripping over each other.

Where the work involves rewiring or replumbing, it is signed off properly. Where it touches the structure of the house, we handle that side too. If your renovation includes taking walls out or going open-plan, our structural alterations team takes care of the steel and the building control sign-off as part of the same job.

What a renovation can include

No two renovations are the same, and the scope is led by the house and by you. A full refurbishment might mean a complete rewire and new central heating, fresh plaster throughout, new flooring, and a top-to-bottom redecoration, along with a new kitchen and one or more updated bathrooms as part of the whole-house job.

Period properties need a gentler, more careful hand. Restoring an older home means respecting the features worth keeping, original cornicing, fireplaces, doors and floors, while quietly bringing the wiring, plumbing, insulation and heating up to modern standards. Frequently asked questions

How long does a full house renovation take?
It depends entirely on the size of the house and how much work is involved. A cosmetic refresh might take a few weeks, while a full renovation with rewiring, replumbing and structural changes can run for several months. We give you a realistic programme once we have seen the property and agreed the scope.
Can we live in the house during the renovation?
Sometimes, depending on how extensive the work is. For a phased or single-room job it is often possible. For a full strip-out it is usually easier and faster if the house is empty, but we will talk through what makes sense for you.
Do you handle the electrics and plumbing as well?
Yes. As part of managing the whole project we bring in qualified electricians and plumbers, and rewiring and replumbing are signed off to the proper standards. You do not need to arrange any of those trades yourself.
Will you keep the original features in an older house?
Wherever you want us to, yes. We are careful with period properties and will protect and restore the features worth keeping, such as fireplaces, cornicing and original doors, while modernising everything behind the scenes.
Can we do the renovation in stages to spread the cost?
Absolutely. Plenty of people phase the work, doing the essentials first and the cosmetic finishes later. We can plan it that way and pick the order that gives you the most usable home along the way.
Do you provide a fixed price for the whole job?
We give a clear, itemised quote so you can see what each part costs. With renovations there can be unknowns hidden behind walls and under floors, and we are upfront about that from the start rather than springing it on you later.
